SYNERGY ROOFING-ROOFING & SKYLIGHT SPECIALIST
Experienced Roofing Professionals
Successful roofing projects require knowledge, training, and experience. Roofing professionals must understand how different materials perform under various conditions and how to properly install each system to maximize durability and safety.
Experienced roofing teams are capable of working with a wide range of roofing materials including asphalt shingles, rubber roofing, metal roofing, and cedar shake systems. In addition to installation services, professional roofers also address leaks, storm damage, and structural issues that may affect the integrity of the roof.
Residential and Commercial Roofing Systems
Residential
Roofing services can vary depending on the structure and purpose of the building. Residential roofing systems often prioritize aesthetic appeal, insulation, and long-term protection for the home. Commercial roofing systems, on the other hand, must accommodate larger structures and may require specialized materials designed for flat or low-slope roofs.
Commercial
Common commercial roofing systems include EPDM membranes and modified bitumen roofing. SBS modified bitumen systems are particularly effective for low-slope residential roofs such as porches, carports, and sheds. These systems offer excellent flexibility and waterproofing capabilities and are typically installed as a two-ply system consisting of a base sheet and a cap sheet.

SBS ROOFING
SBS (Styrene-Butadiene-Styrene) modified bitumen roll roofing represents a highly effective solution for low-slope or flat residential roofs, including porches, carports, and sheds. This roofing material provides enhanced flexibility and waterproofing capabilities in comparison to conventional shingles. It is installed as a 2-ply system, comprising a base sheet and a cap sheet, and can be either self-adhering (peel-and-stick) for straightforward installation without the need for torches or applied using cold adhesive or hot asphalt
BENEFITS OF A ROOF COATING SYSTEM
In addition to providing protection, roof coatings offer financial flexibility by allowing you to postpone a complete roof replacement while ensuring the safety of your building. We encourage you to consider roof asset management to effectively plan maintenance and budget with assurance.
Your business’s roof is subject to direct sunlight exposure throughout its lifespan, which can also contribute to energy loss. As the roof absorbs heat, it transfers warmth into your commercial space, prompting your HVAC system to activate in order to maintain a comfortable environment.
Cool roof coatings are particularly effective in regions characterized by high heat and humidity. These coatings contain additives that prevent mold and algae growth, helping to maintain a cooler environment for your business and mitigating moisture-related issues.
Roof coating
- Reliable: Most coating systems can be recoated every 8 to 10 years to extend service life and create predictable planning windows.
- Improved temperature control: Cool roofs can provide better temperature control for areas under the roof that are not typically air-conditioned.
- Reduced energy use: By reducing the amount of heat absorption by the roof, your cooling system will operate less, immediately reducing your energy usage.
- Productivity: Applying a coating system won’t disrupt your business. With minimal noise and odor, it’s business as usual on your commercial property.
- Capital planning: Helps defer major capital spend by bridging to your next roof without an immediate tear-off.
Commercial Roof Coating Products
When the insulation and deck are in good condition, a properly specified roof coating can effectively stabilize the system, allowing you to plan for a future replacement with reduced urgency.
Acrylic Coatings
Acrylic coatings are typically the preferred choice for sloped metal roofs. They offer a practical solution for a diverse range of conventional roof types, including modified bitumen, metal, built-up, single-ply, and spray foam systems. Acrylic roof coatings are not only cost-effective but also exhibit high UV resistance and reflectivity. The application process is straightforward, as they can be easily applied through spraying or rolling on the existing roof substrate.
It is important to note that cold temperatures can prolong the drying time and may hinder the adhesion of acrylic coatings to the roof surface. Therefore, they should not be applied when temperatures fall below fifty degrees Fahrenheit. Adequate drainage and dry, warmer conditions are essential for proper curing, and these coatings are not advisable for areas prone to chronic ponding. Acrylic coatings are particularly well-suited for sloped metal roofs and other substrates that facilitate reliable runoff.
Silicone Coatings
Silicone coatings are moisture-cured and provide exceptional resistance to ponding water and UV exposure. The necessity for a primer varies depending on the substrate and system used. Certain surfaces may bond effectively without a primer, while others, such as TPO or PVC with surface chalking, granulated capsheets, or oxidized metals, typically require one. Tecta America conducts adhesion pull tests to determine and specify the appropriate primer when necessary.
Silicone is highly UV stable and reflective, which can contribute to reduced cooling loads, lower utility costs, and enhanced indoor comfort. Due to the challenges other coatings face in adhering to cured silicone, future recoats generally require either a compatible silicone or the removal of the existing layer.
Polyurethane Coatings
Urethane roof coatings are recognized as some of the most robust and durable elastomeric coatings available in the construction industry. They are primarily utilized for sprayed-in-place polyurethane foam insulation, as well as various commercial roofing substrates, including modified bitumen, single-ply, EPDM, BUR, and concrete roof decks.
Urethane roof coatings can be categorized into two types: aliphatic and aromatic.
Aliphatic urethane coatings are UV stable, retain their color for extended periods, resist dirt accumulation, and are generally applied as a top coat.
Aromatic urethane coatings, while not as UV stable, are more cost-effective and are predominantly used as a base coat in most systems.
